Atlas Real Estate has recently exchanged contracts on the forward funding of a new Sainsbury’s convenience store on behalf of Charterpoint Group.
Construction on the development has commenced with practical completion expected in Q4 2026.
The property is located in the affluent Nottingham suburb of Edwalton, to the south of Nottingham and situated at the junction of A52 and A606. The property forms part of a high quality mixed use development with neighbouring occupiers including Porsche, Aldi, McDonalds, Costa, Greggs, Subway, Pets Corner, Anchor and Notcutts Garden Centre.
The property will comprise a new build supermarket extending to 4,310 sq.ft together with 26 car parking spaces and is pre-let to Sainsbury’s Supermarkets Ltd. The lease term is 15 years, without break, and the lease is subject to 5 yearly upward only reviews to CPI collared at 1% and capped at 4% per annum compounded. The commencing rent will be £130,000.
The development funding sold for £2,263,000 which reflected a net initial yield of 5.60%.
